  • Peace of Mind
    From the moment students enter our incredible lobby, it will be clear that our building provides its residents with an incomparable focus on their well-being. The property will be equipped with helpful on-site management, security cameras, 24/7 staffing, electronic key access, and a smart phone guest admittance app.

    Location, Location, Location
    Our building is located one block from the ISU campus and is situated just steps from great restaurants such as Meatheads, Chipotle, Potbelly and Noodles. Because our building is so close to campus and features several bike storage options, most residents may choose to walk or ride their bikes to class.

    A Responsive Management Team
    We guarantee a 24/7 commitment to our residents. From our professional management staff and friendly student representatives, to our licensed maintenance team — we will always have someone available to assist residents.

    Most maintenance requests are free of charge. We strive to complete work orders within 24 hours of receiving notification from the tenant. Tenants can easily submit a maintenance request using the online resident portal or by calling the leasing office during regular office hours. We will also have on-call Community Assistants, who will be the first responders to any after-hours maintenance emergencies.

    A Simple Process
    Our application and lease process is simple and tailored to today’s savvy student and parent. The lease process may be done in the office or entirely online. Starting with the application, each resident must pass a background check. After signing a lease, a guarantor (usually a parent) of each student will need to sign the Guaranty Agreement, which is then attached to the completed lease. Our leases are by-the-bed, which means that all residents are individually responsible for his or her own payment.

    By designing the leasing process this way, we promote a safe and responsible community for residents and their guests. For students who are new to the area or don’t have roommates chosen, we can assist in matching roommates using our highly successful roommate matching questionnaire.

  • What is an individual lease?
    Individual leasing means that each roommate is only responsible for his or her own rent. This is the most financially secure leasing option. If one resident in the unit pays rent late or becomes delinquent, it will not affect the other roommates.

    How does the roommate matching process work?
    The Flats at ISU offer roommate matching services to those interested in living in our building but do not have enough roommates to fill an entire unit of their choice. Residents seeking roommates will first fill out our Roommate Matching Form, which asks basic and detailed questions about study habits, class and work schedules, social activities, overnight guests, etc. Roommate assignments are not made until we are fully leased, allowing signed tenants the time to refer their friends to the building.

    Is on-site parking available?
    Yes. Spaces are leased on a first come, first serve basis. Please call our leasing office for availability and pricing.

    Do I need to sign the lease for my student?
    Only the individual living in the unit needs to sign the lease. A guarantor (usually a parent) will need to sign the Guaranty Form.

    When is rent due?
    Rent is due on the 1st of every month.

    How can I pay rent?

    Please note that we do not accept cash payments.

    Online:
    Residents can view their account and make payments through the online payment portal on our website: theflatsatisu.com under the “Pay Rent” button.

    Is there a security deposit or application fee?
    There is a $50 application fee which covers a background check on the resident, credit check on the guarantor, and all administrative processing. We require a refundable security deposit in the amount of $250 due within one week of signing. The security deposit (less any damages and cleaning charges to the apartment) will be refunded in a timeframe according to state law.

    How much do The Flats cost?
    Prices start in the $600s,and rent varies depending on the size of the unit and floor preference. Please see our floor plans section and contact our leasing office for the latest pricing and promotion information. Pricing is on a dynamic structure and may change on a weekly basis each Monday.

    What utilities are included in the rent?
    The Flats at ISU rents include electric, water, cable, internet, and trash removal fees.
