What’s included in the rent?

The rent includes: Internet, Extended cable (709 building offers additional HBO service), Trash removal, water and sewer.

*An allowance for electricity service is provided (you don’t go over, you don’t pay!).

Will my apartment come furnished?

Yes! And it’s not your typical dorm furniture. Your apartment will come sleekly styled with furnishings that are modern yet functional.

What’s an individual lease?

An individual leases means you are only responsible for your portion of rent. Although you may have roommates that share the common areas of your apartment, you are not financially responsible for them and their names are not on your lease. It is the most financially secure leasing options for our residents.

Do I need someone to co-sign my lease?

Only the person living in the unit needs to sign the lease; however, if you do not meet the credit qualifications, you will need a guarantor to sign a Guaranty Form.

What’s a guarantor?

A guarantor is someone who guarantees timely payment on the lease. In the case of student living, a guarantor is usually a parent, guardian, or someone else who is financially stable. We require a guarantor only when the person living in the unit is unable to meet the application’s credit qualifications.

Is there an application fee and/or security deposit?

There is a $50 application fee which covers a background check on the resident and credit check on the guarantor. We also require a non-refundable $125 redecoration fee. Contact our leasing office to learn more about pricing.

Do you allow pets?

We allow furry friends in certain floorplans, contact the office to find out how you can bring your furry friend with you!

Do you offer roommate matching?

Yes! If you don’t have roommates in mind (or enough to fill the units in the apartment of your choice) but want to reserve your spot to live at The Flats before it’s too late, we’ve got you covered. We offer a roommate matching program that gives you the freedom and control to determine who you’ll live with.

What kind of security is at The Flats

Safety at The Flats is our utmost concern, and we provide more security features than you may find anywhere else. Security features include 24 hour on-site staff and emergency maintenance, surveillance cameras in the majority of public access areas, and a controlled community with building and apartments accessible via electronic key access only.

Is there parking?

Absolutely. The Flats has single spaces in our secure garage or in our open-air surface lot. Spaces are leased on a first come, first serve basis, so don’t wait to contact our leasing office for availability and pricing.

Can anyone access the amenities?

Not at all. We ensure only you and your guests are frequenting the amazing amenities we have to offer at The Flats.

What if I have a maintenance request?

Our on-site maintenance team is dedicated to resolving any maintenance issues quickly and conveniently. All maintenance requests can be submitted online through the resident portal.
