The Flats offers a home that combines the community of a residence hall with the freedom and privacy of an apartment. The quality amenities and professional, seasoned management make it the place both you and your student can agree on.
From the moment a student enters The Flats’ beautiful lobby, it will be clear that we have an incomparable focus on their well-being. The communities are equipped with helpful on-site management and maintenance to assist with any need that your student may have, and to ensure their safety, there are security cameras in all of the common areas, and the buildings are only accessible with a resident’s electronic key.
An individual lease means you are only responsible for your portion of rent. Although you may have roommates that share the common areas of your apartment, you are not financially responsible for them and their names are not on your lease. It is the most financially secure leasing options for our residents.
The Flats is located just 2 blocks from the center of Illinois State University’s campus and located next to many popular restaurants (Chipotle, Meatheads, & many more!). Since our community is so close to campus, students can conveniently walk or bike to class, and they are able to easily store their bike in our massive secure bike room. For those that choose to bring their vehicle to school, we have secure garage and surface lot parking available for lease.
We guarantee a 24/7 commitment to our residents. From our professional management staff and friendly student representatives to our maintenance team, we will always have someone available to assist residents. Most maintenance requests are free of charge. We strive to complete work orders within 24 hours of receiving notification. Residents can easily submit a maintenance request using the online resident portal or by calling the leasing office during regular office hours.
Our application and lease process is simple and tailored to today’s savvy student and parent. The lease process may be done in the office or entirely online. Starting with the application, each resident must pass a background check. After signing a lease, a guarantor (usually a parent) of each student will need to sign the Guaranty Agreement, which is then attached to the completed lease. Our leases are by-the-bed, which means that all residents are individually responsible for his or her own payment. By designing the leasing process this way, we promote a safe and responsible community for residents and their guests. For students who are new to the area or don’t have roommates chosen, we can assist in matching roommates using our highly successful roommate matching questionnaire.
